Eligibility for the regional home building boost grant

Check if you are eligible, then follow the 2-step application process within the timeframes.

Eligibility

To be eligible for the grant:

• your contract must be dated between 4 June 2020 and 31 March 2021—if you have a contract to buy or build
• your build started from 4 June 2020 and 31 March 2021—if you are an owner-builder who is building a new home
• you must be at least 18 years of age
• you must be an Australian citizen or permanent resident

  A person who holds a permanent visa (under section 30 of the Migration Act 1958 (Cwlth)) or a New Zealand citizen who is the holder of a special category visa (under section 32 of the Migration Act)

  (or applying with someone who is)
• you or your spouse
  Spouse

  Regional home building boost grant

  A person who is one of the following:

  • married
  • a de facto partner (who has lived and is living with the other person on a genuine domestic basis for 2 years or more, regardless of gender)
  • a registered partner (under the Civil Partnerships Act 2011)
   must not have received a previous regional home building boost grant
• you must be buying or building a brand new home
  New home

  Regional home building boost grant

  A new home is one that has not been previously occupied or sold as a place of residence.

  It may include:

  • the purchase of a substantially renovated home
  • a home acquired under ‘builders’ terms arrangements’ from 1 December 2020—see Public Ruling FHOGA006.2.
• the value of the home including the land is less than $750,000
• you must move into the new home as your principal place of residence

  Regional home building boost grant

  This is the home you primarily reside in.

  This home must be occupied by all applicants for a continuous period of at least 6 months commencing within 12 months of completion of the eligible transaction.

  Regional home building boost grant

  • Buying a new home—when you are entitled to legally possess the home under the contract and title is registered in your name.
  • Building a home (including by owner–builders)—when the home is ready for occupation and a final inspection certificate or certificate of occupancy under the Building Act 1975 has been issued
  and live there continuously for 6 months
• the home is being bought or built in a regional Queensland area
• you have entered into an eligible transaction.

Eligible transactions

An eligible transaction is:

• a contract to buy new home, including a substantially renovated home
• a contract to build a new home
• the building of a new home by an owner-builder.

Make sure you don’t lose the grant

To keep the grant, all applicants must meet the residence requirements:

• move into the home within 1 year after the completed eligible transaction

  • Buying a new home—when you are entitled to legally possess the home under the contract and title is registered in your name.
  • Building a home (including by owner–builders)—when the home is ready for occupation and a final inspection certificate or certificate of occupancy under the Building Act 1975 has been issued
• live in the home continuously for 6 months.

If you are unable to meet these residence requirements, you must tell us within 14 days. The best way is to send an email using the online enquiry form. Select Home buyer grants as the subject of enquiry.

Depending on your circumstances, you may have to pay back the grant because you are no longer eligible.
